The short answer is yes to MTR in multis, being respectful of the other tenants and the allotment of LTR, MTR, STR of the units.

There is almost no understanding CPM- several multimillion dollar coliving start-ups have FAILED b/c they saw the demand for coliving w/out seeing the need for a respective form of property management (see HubHaus, Common, Starling, etc). 

This approach conveys your respect and appreciation while making it clear that your decision isn’t personal—it’s practical.

So far a little over a year later we are a super host and premier host on Airbnb and VRBO respectively.

You’ve heard from several experts I respect so nothing I say below is any reason to believe otherwise.

Oil prices remain a huge X factor, and housing prices (at least with respect to rents) are being held back by the most supply EVER being built and coming online here in 2024.

From what I hear, Vrbo is much worse than Airbnb in this respect.

Architecture did a design and well respected contractor estimated the buildout of 4 plex would be an additional ~800k for total project cost of ~1M. it would be ~1.2M for the 7 plex.  

Without proper boots on the ground, your property will never get the proper love & respect it truly deserves (I get it.
