I just want to focus on what I do and whether I can legally employ one or another approach/strategy, to test its viability.

The course is long and test is difficult so make sure you are committed.

The beauty of this is that intermediaries who work with me know that I make “fair” offers based on VERIFIABLE facts, that I follow through with completed deals unless important information was with held or information provided was false, and that there’s absolutely no value in presenting deals to me where the seller/borrower/investor is unrealistic, naive, or otherwise wanting to “test” the market.  

I had a tenant force me to pay for some dumb azz air quality test where she claimed my air was bad and making her sick. 

Once you complete your class and pass the test, you will start looking for brokerages.

In our student houses we use a programmable thermostat, but our building monitoring system has its own sensors and can override the wall thermostat and will not allow the temperature to get below 10C (50F) ... we are presently testing a new software load that will also prevent them from cooling the house too far in the summer.

I would test one as MTR and maybe one as STR, depending on your market.For those of us who know Sacramento, there's actually quite a lot of information to go on in here.

@Stephen Keighery makes a point that it may not be a good time to sell, but I recommend you test the market.
