If the answer is yes, then it's a no brainer to make minimum payments on your 2.8% interest rate mortgage, and use the funds that you would have paid extra to pay it down faster, to either invest in more real estate, the market, or anywhere else where you can get a ROI > 2.8%.If the answer is no, then feel free to aggressively pay it down as fast as possible, to become debt-free faster, and just have a large amount of money in savings or to splurge with.The bottom line is that your 2.8% mortgage is GOOD debt.

Just unlikely you'll allocate all the money as a HML without a super strong network which may be unlikelier than all deals being properly paid on time.You'll need to invest $8million gross, at 10% gross returns to make $40k/mo net.

@Richard Rafferty, given the relatively small nature you are looking to take on with your first syndication, personally, I would find it hard justify the typically 20-30k+ for a paid mentor. 

I set my rent standards a little high and realized that rent is actually not that high.. we have a morgage on it and it looks like the house is selling for more than we originally paid 4 years ago.

We negotiated a deal with the owner for 20% Equity, we are responsible for infilling the community as well as property management (which we also get paid separately for).

I just paid another $400 and still no app.

I renovated the home while 3 of my friends lived with me and paid my mortgage.

"the typical home warranty costs $450 annually, and only 25% of premiums are paid to homeowners.

It's not good to burn bridges in this business, and we agents do a lot of free work that we never get paid for.

I am assuming that even if you strucutred it with a higher purchase price (85% of value) and pre-paid rent it would potentially still be frowned upon.
