We will lend at X% and whether you make $ or not, not our problem (well it is if you do not pay us back but that is where the PG comes into play).

Ideally I would try to get a 3/4 unit property somewhere in DC proper, PG County or Montgomery County (Takoma Park/Silver Spring), live in one unit and rent out the others. 

Although unlike you I still have to PG all my commercial bank notes :(Did you set up an escrow for tax's and insurance or do you just monitor them for compliance.

We also just print our 3 pg lease. 

Are you running out of breaker slots or are you concerned with overall amperage?  

@William S. lots of large wholesalers and flippers hire assistants that are paid base + commission.Mostly cold calling work though, which is tedious.

Most of my units are 1 / 1 apartments of similar configuration which has made it a lot easier to slot in new tenants with minimal gaps in the schedule.  

It seems most banks now are requiring a PG (which means using your EIN and SSN) for most lines).

They brought the whole 3-ring binder and started going over it with me from pg 1. 

The best deals do have "accredited investors fall from the sky" they fill up 3 days after an email to existing investors :DThe deals I keep getting with non-accredited slots usually suck.
