Unless your team can put in 10% of the total money raised, you will have trouble obtaining financing. 

and on BP ultra wealthy could mean 1 mil in cash or 100 mil in cash or billion dollar empire :)  One thing is certain unless you inherit wealth it takes some amount of work to obtain it.

Purchase price: $145,000 Cash invested: $15,000 I obtained the home 9 years and am holding it for cashflow as a single family long term rental.

This is why I never recommend this as if you invested $200k vs. $130k your earnings are the long run are far different. 

Obtaining the type/quantity of land we would like to settle on at this point in our lives is not really feasible (i.e. several thousand acre cattle ranch).

The third property has a nice cash flow.I am wondering if there are steps I can take to reduce the cashflow issues of the 2 properties before obtaining another property, like pay down the mortgages or should I just save the cashflow from the third property to pay for any future expenses?

We didn't because we needed to provide POS in order to obtain our STR permit being that previous owner had a permit on the property already.

Did anyone have any success obtaining a NOO HELOC under LLC recently now that the market is better for the lenders?

The single biggest issue in my way currently is obtaining enough cash, whether it be my own, or through partnerships or family/friend-based lending (which I am very hesitant about to begin with as this could potentially strain relationships unnecessarily when money is involved).
