.….. then after that I realized bridge lender = Fannie Mae = government = Wall Street ….. they are very convulated lolUnlike the GP that can only make money from rent when rate is stable ; mREIT can makes more money even when rate is high and spread is widening as long as it is not too volatile ….This industry is very high in insider trading I guess lol

It will get tougher as we roll into 2025 to land a good deal in a market with lower rates and triple the buyers.I do agree though apples and oranges from a typical angle if had only been .25% and if the 10 Year was still above 4.25% but it allows for MBS to open margins on primary homes, FHA/Ginne Mae yield are highest of 2024.

The right title agent/company is absolutely essential to the double closing process.You do want to be aware that some Fannie Mae REO's have deed restrictions to how long you have to hold the property to sell it over a certain amount.In my area, they put in a deed restriction that you can't resell within 90 days for more than 25% over the purchase price.
