Personally, I've bought older homes since I invest in mobile homes myself.

Purchase price: $145,000 Cash invested: $15,000 Sale price: $180,000 2017, I tackled my first fix-and-flip—a 2004 double-wide mobile home on over an acre that needed a complete transformation.

The combination of multiple income streams (motel rooms and RV spaces) and its location near outdoor recreation and a nearby urban center makes it an intriguing deal.I have experience as a broker working on RV park and mobile home park (MHP) transactions, and I’m currently working on deals in this space.

Purchase price: $645,000 95% seller financed, 5% raised, $0 down. 33 unit mobile home park.

If they are wrong, well, you can buy that deal from them (or their lender after they foreclose) a year or two or three from now for less than they paid...By the way, there is nothing wrong with buying a single family home or duplex--my first deal was a mobile home. 

Baselane doesn't currently have an app but I find most of the features that I am using (the banking, bookkeeping, and rent collection) features are mobile enabled and easy to use on my iPhone.
