I have done BRRRRs in Milwaukee for a decade+ and if I am not on the job 2-3 times a week, things go sub-optimal.

When you compare 'what you get' for the price in Oregon to other locations on the Pacific Coast including; California, Washington and Hawaii, investors generally get more 'bang for the buck' the greater the valuation. 

They think they can make a few bucks by increasing the payment and selling on a Wrap for a little more than they are buying to the next guy.

To me, having one mortgage payment for 2 - 4 houses (basically) always seemed interesting and like something that would give me more bang for my buck. 

I'd rather lose 100 bucks a month in a class A area than make 200 in a class D. 

At the end of the day, there have been and will continue to be a lot a salesman trying to make a quick buck off unwitting investors, whether accredited or "sophisticated".  

What I have learned is that it's nerve wracking to invest out of state, but sometimes investing out of state is a great idea since it could be the most bang for your buck.
