I don't work on houses, but I have to use B and A-basis values for material strength which in effect means the real material will end up being 20%+ stronger (depend on the material).  

Hi @Leon Jamison,I can recommend my contractor. my project was $420K, 7months, funded through 203K. we went slightly over schedule (10months),mainly due to a few failed/ repeat inspections, but we were able ton finish under budget.TBH, Im actually doing a second multi family reno project in the heights, New York Ave with the same contractor beginning March 2025.Anyways, you're bound to have issues when working with any contractor.

But generally for the class B and class C properties you can expect cap rates of 7% to 9% in the mid west.

I still don't have permits after a fire and things were submitted in March for applications.

They said they bought 144 properties in February, and I only saw 1 property in March that met the criteria that was prevalent in their samples (that's 0.7% of actual properties vs. 37% in their sample meeting that criteria).  

Our house is in the R2 zone (4 blocks off main) and the process to transfer the permit back in March was a breeze.
