The owner of the property I purchased is litigious in that they have filed a number of frivolous law suits in reference to the property.

You need to protect assets from lawsuits or creditors. 

If you fail to follow the rules, you may open your personal assets to a lawsuit.

I would say to just keep doing what your doing, do you want to deal with bad tenants, evictions, unpaid rent, tenant complaints, tenant negligence, lawsuits, etc?

Even the entire NAR lawsuit has been an act of assumptive BS. 

Make sure you file the lawsuit in your jurisdiction so she has to travel.
