Make sure utilities are available, and that you have tap fees included in your estimate, as well as engineering (site plan), architectural plan, and other bits you might need to consider for your market (landscaping and costs of sale, for example).

Would like to do more ponds on our Country Subdivision projects here in Iowa, but the Corp of Engineers governs these, and this same pond would have cost $80,000 to $120,000 for the "Right to build"; not to actually build here.

And if they are a hobbyist/part-time builder, then they should engage the proper professionals, i.e. a title officer, civil engineer, architect, contractor et al to assist in reviewing the project's feasibility.
