what you're proposing, while possible, is incredibly difficult and highly risky, and i don't know how you would do it completely remotely with no plans to visit or set up a team.i think i've said this in other posts, but there is tremendous demand for inventory right now among both retail buyers and investors. 

there is tremendous demand for inventory by both investors and retail buyers which is making it tough for the casual investor to succeed.it's great that you're thinking about getting your financing in order. 

The truth is that New Jersey, especially Northern New Jersey, is a tough investment market due to low inventory, high competition, and high taxes.

There is so much that goes in a business, rental rates, rental tax, inventory,  job costing, payroll, business analytic reports etc, QiuickBooks does handle what I have mentioned here. 

Things go missing and without having an inventory you may not notice missing items right away.  

Also Texas appears to be saturated with inventory and more being built.

and because of that demand, people will accept lower returns, and the good inventory gets snapped up before a lot of us even see it.the 'best' investments right now are the higher effort / higher risk ones. 

Newly built homes are still selling well it seems, the older inventory buyers seem a bit more discerning over and are fussier on the price.  

They are there on time reliably, do a good job managing inventory/off site laundry, and generally do a good job cleaning overall.

With these incentives the properties also are able to cashflow day one.let me know if you may have interest in this off market inventory.
