I've installed vinyl plank flooring in a rental, I really like it but it keeps separating (I helped install this with someone who has installed alot of flooring previously but never the vinyl plank type, so maybe we did something incorrectly).

No thats incorrect, the 4-plex will have a bit of a higher rate but it wont be much.Anything 1-4 Units is pretty similar in pricing.We look at DSCR on both property types.

Much of this climate paranoia is usally driven by false ...or more accurately - 'incompletely (or incorrectly) analyzed' data.For example, I see that you list Arizona as a State that is 'in danger' because of dwindling water supplies....yet you fail to manetion that they get much less of their % water from the Colorado, instead having rivers and underground sources to rely upon.

In many places the assessment process is done with limited and incorrect information in part because they don't have the right to enter a property unless the property owner chooses to allow it.

If you feel comfortable drafting the deed yourself and going to the County Recorder to record, you may be able to do it that way, but be wary of unnecessarily screwing up the chain of title or marking something incorrectly, as often happens with DIY projects in the legal world.
