I guarantee you are more likely to secure favorable terms if the seller likes you and can imagine you as a great operator for the business.

I would imagine it would be fairly uncommon to sue for this but I'm not a lawyer. 

I've been investing since 1989, and PR investing is harder than anything I could have imagined. 

Can you imagine how hard returning the wrong delivery would be?

Also, am i imagining it, or is there is no way these buildings will hold onto these values. 

Imagine investing in all new, beautiful finishes, only to discover that the drain pipes are faulty and need to be replaced—an issue that could have been identified and addressed beforehand.

Like @Kyle Mccaw noted there is significant value in goodwill and I imagine you profited nicely over this pleasant long term relationship.
