If you have plenty of reserves, why don't you calculate how much you have to put down to generate the cashflow you want?

There are plenty of jobs and opportunities if you know where to invest and where not to. 1.5 rent to market value ratio is pretty attainable and closer to 1:1 in nicer areas.

Lexington is calmer than Columbia but still has plenty to do and great food and activities and its not a far from Columbia.

Plenty of them are real estate investors too! 

The parking for the ADU will run along the side of the primary w plenty of space for back to back cars.

I'm not too familiar with the markets yet but research I've done suggests that the towns of New Britain, New Haven and Hartford all have a good mix of inventory and low prices coupled with plenty of amenities, night life, cafes, etc and local colleges to bring younger people to the area year after year.
