Traditional bank loans can be slow and have strict requirements, while hard money and private lending seem to offer more flexibility.For those who’ve secured funding before, what’s been your experience?

Any suggestions for one with an app that won't break the bank? 

The work around was a Mexican bank was the owner and lease it to the foreigner.

Have you tried a local commercial bank or credit union?

That $250k sitting in the bank with no chance of vacancy or capex could earn you $11,250/yr at 4.5%. 

Raising capital - It will be difficult to tell an investor their $ is tied up for 30 years and you are only banking on the borrower selling or refinancing.

When I tried to get it when my side of the family found out and tried tp take over reverse mortgage payments to bank because she had died it was to late so they sold the house to Hud and then other reverse mortgage companies but a relative still lives there so they can't kick them out.

I have a few banks and family offices I've worked with for years that will definately do the deals with me.
