If your project has limited amenities - don’t comp to fully amenitized assets with a pool / fitness center / carport and garage parking / etc. 

I live in a community where half the people never lock their doors.

I'm new to real estate investing I didn't even get started yet, I'm just looking for a way to get my foot in the door because I know if I don't I never will 

The urgency varies of course (shower door pops off, sink clog, etc.)

I also plan to touch-up paint, fix kitchen cabinet drawers, replace outlets and a few door handles. 

Asking 30k a door, I just did a drive by the other night but have a walk through tomorrow to get an idea of what is needed.

Went to the open house and there is black mold in the garage, green mold on the ceiling and rotted and falling paint from a leaky roof.
