If it was mine, I'd fix those bathrooms up with real tubs and tile and different vanity tops and change out the kitchen laminate with something modern and I definitely wouldn't supply appliances.Would it work...

It offers things that simply can’t be found anywhere else in the world and it’s clearly the best place for many things (finance, fashion, art, culture, Broadway/ theatre, diversity of neighborhoods and people, always something to do at all hours of the day and night, hundreds of amazing restaurants with all kinds of food (I would say the best foodie city in the world by far and I’ve been to a lot of places including Paris, Rome etc.), incredible live music, parks (not just Central Park either there are a lot of them), public libraries and bookstores, shopping, all kinds of entertainment… It would be an uphill argument to make that it’s not the best in the world in all of these categories. 

Finding information this way is often faster when necessary information couldn't be obtained directly through the internet.That's the old fashion way of doing things before the internet.  

It can be helpful to have that old fashioned sit down like you said, but it's no longer necessary. 

Cheap rates and modern tech are great, but none of that matters if they can't actually get you to the closing table.

My mentor helped ALOT with advice, helping me stage she used to be a fashion designer in NYC (where I'm originally from) and is now both an Airbnb arbitrage investor and a real estate agent where she personally stages all her properties that she sells or Airbnbs.
