Work ethic and accountability to the work is more important than the outcome. 

If real estate with proper fundamentals is purchased well and appreciates, there are a few avenues to pursue:  LTCG tax treatment on an eventual sale;  deferring taxes through a 1031; or a refinance where there are no tax consequences.

This is often the best treatment for those pests.

This ensures that you protect existing tenants from direct competition and support their growth; this will also foster their trust in the ethics in which the property is managed. 

Tax treatment of using a HELOC to pay part of your mortgage and then using cash to pay the HELOC is identical to using that cash to pay the mortgage directly.

Two reputable termite treatment companies have recommended that my townhouse and all the others in our row of 6 townhouses need to be fumigated together.The management company and the HOA board of directors have been aware of the termite infestation in numerous townhouses in the community for some months.

Winning their trust and saying that you're licensed and follow a code of ethics, unlike investors and others that may want to buy your home directly (they don't know the terms wholesalers).

If that is what was meant, spend a couple minuets and think about putting some ethics into your work flow.

We have minimal resources as far as money goes, but we have a relatively long list of upgrades (window treatments, hardware, light fixtures, paint, etc).

Search Google for "file ethics complaint [STATE]" and you will find instructions for filing a complaint against the property manager.
