FInd it and fix it first.The mouse thing is not that big a deal... but it wouldn't hurt to have an electrician go up into the attic and verify that the wiring is ok.

A lot of them will only point you in the "right direction" and have you consult with a licensed professional in that field (ie. structural engineer, licensed electrician, plumber etc) if there are any concerns. 

This is a big job and even if the tenant is trustworthy, the electrician may not be.

Get your service load up to maybe 300 amps and then talk to electrician. 

So as long as you take the time to add your handyman, plumber, electrician, HVAC company, etc into the software it should be as easy as the push of a button when the request comes in. 

And, you have an additional $3k in drywall work that wasn't planned because the electrician needs to cut holes to pull the new wires.  

I had an electrician and plumber come and repair or replace it all at once. 

If there's selective demo that's required after the initial demo is completed for the electrician, plumber and HVAC tech, do you wait until sheetrock is hung to have it cleaned up?
