Never use an Expense Ratio %-  do a line item forecast. 

Items such as this that could be easily replaced by almost any LL at a very minimal cost, will turn into a $135 aggravation at best if you overlook it!

Pack their items, change front door locks and give new locks to other tenants.

Look for a place where you can secure items that you do not want tenants to have access to.
