There are many gurus.....I think one good cheap introductory event is Brad Sumroks AIMNATCON going on this month $300 or so for 2 people if you can get the BOGO offer. 

I dont care to ever be a land lord, GP or LP, RE seems to be either a lot of TTT ******** or you invest as an LP have no control over what’s going on. 

Mind you the land lording laws are not as friendly in NY state but I think you'll have a better shot at finding what you are looking for in NY. 

I have mixed feelings about this as I am of the opinion the government is generally not the best at administering things in the free market, however I have seen first hand some slum lording of STR's and unsafe practices.I think for now if you are in those TX markets you will have to play ball but I think they will keep pushing new rules on you until people push back.

My first impression was that we can wholesale it to a land lord since it is turnkey, pristine however looks quit outdated.
