Its extremely important to know your numbers upfront from approved sale price, Maximum or Minimum downpayments, programs, costs, and seller credits.

I’ve taken care of all my debt and am pre-approved for roughly $220,000.

I tried for over a month to use it and to get approved. 

Most hard money Lenders can't give you final approval without the property because they do an analysis to determine what their risk is. 

My question again stems around using seller financing to allow them to receive a consistent monthly pay of X amount and delay/lower their tax bill in the short term instead of going through a lender to borrow 800k+ causing my mortgage to be significant part of our income roughly 40-50% of take home -  which we are approved for LOL.

Hey Stefano Vrolijk,Speak with a local mortgage broker and get pre-approved for a loan. 

The last thing tenants want to do is lose their section 8 support, it takes years to be approved for it.

Pets are not against the lease it's just that they're allowed upon approval with a deposit and I did not give approval.
