This was due to finance arbitrage like many retail bankruptcies, They were selling furniture/TV/appliances for 2 decades financed at 3-4% and borrowing at 2-3%, now their billions in floating rate notes are at 7-8% but only getting the fixed 3-4% for the washing machines etc They lost 77 mil last year and rising fast so had to Chapter 11 to stop the bleeding.Next 1-2 years will be very interesting in markets/CRE etc.

.- multiple indoor common areas (think 2 separate tv setups). - exterior "usable square footage" (think covered patio, pergolas).- extra storage space so tenants don't feel the need to squeeze their entire lives into one room (extra garage space, attic, detached shed)- room for 2 full refrigerators!

There are a lot of groups out there right now that had made-for-TV track records that will likely not be in business in a couple years.Focus on the experience of the team, how long they have been in the business, how many market cycles they’ve survived, their philosophy on leverage, and how many properties they bought in 2022/2023 (a good answer would be few, a great answer would be none).And do yourself a favor and read The Hands-Off Investor (in the BP bookstore) before you invest a single dollar in a syndication.

Doesn’t matter if the sponsor is the largest firm on Wall Street; doesn’t matter if the Guru is a well know TV personality; doesn’t matter if the person selling the get rich program is President of the United States or Premier of Russia; those that do not do a complete and thorough due diligence are open to losing their investment.
