I have briefly looked at these in the past and unfortunately it seems that any properties under $1m would be too far from my work to personally make worthwhile and most seem to require extensive renovation which I am not too keen to take on for my very first property.

I have not but I think it is a worthwhile idea.

Just make sure the value of the property increases enough to make the refinance worthwhile.

Inventory is super short and harder to find anythign worthwhile

If rezoning is just time consuming, I imagine a price reduction on this property would make it worthwhile.

Plus, I get to help a worthwhile charity help others.Not too shabby!

That being said I have noticed a small increase in SF rents this summer but definitely not enough to make it worth while for someone out of the area to start investing here.

Real estate has emerged as one of the favorable investment opportunities. Provides added benefit of appreciation as decades pass by. It will widen sources of income in the future.
