I don't know about CA, but in some areas if there is a violent death, you have to disclose it when you sell the property.

And that would include damage from a violent death.Without regard to the above, you may also withhold from the security deposit, late fees, unpaid rent incurred prior to the moveout, and unpaid rent for the remainder of the lease period, to the extent you are not able to recoup that rent by using reasonable efforts to re-rent the property.All of the above is from California Civil Code section 1950.5.As to disclosure of the death, Civil Code Section 1710.2 is actually written in the negative.

That being said, some elderly person dying, peacefully, in a house is one thing to me, but some guy violently offing his wife and dumping her in the pool, is a deal breaker.

One of the locals, however, did strongly suggest one of the college girls with us last trip lose her sorority "Zeta" tee shirt because evidently "Los Zetas" is the most violent Mexican mafia drug cartel in Mexico and they would not be amused.

Of course gentrification pretty much always means rents and housing costs will go higher but it also pretty much always results in lower crime rates especially violent crime.
