This is not that unusual and every county has their particular requirements.

Without knowing your pricepoint, etc. it might be a little hard to advise on specifics but this sounds very unusual to me.

A 5 year lease is indeed unusual here, what are the circumstances and which municipality is it in?

@David Hutson that is so bizarre, but not unusual that the tenant will not let you in to make the repairs.

When a wholesalers doing a deal is unusual for the wholesaler to hire a agent if they're doing business out of state..

My average stay is about 3-4 weeks, but it's not unusual to have some renters stay 6 months or longer. 

I always recommend taking a look at your absentee list - especially in small rural areas - because sometimes you may see an unusually high number of absentee owners, when in fact, it is just because folks in that town all use post office boxes.

Those sort of things may help your case, but I'd suggest you consult a local attorney to be sure since this is an unusual situation and it sounds like you're unfamiliar with landlord-tenant laws.
