Get traffic counts at that time.

I posted a for rent sign a few weeks ago, and as I expected (seemingly due to the time of year), I have had very little traffic. 

I even put flyers on some local high traffic bulletin boards... 

Read the local ordinances and zoning be prepared with full details, site plan, traffic estimates, noise, smoke, etc

Provide value and build connections.Paid traffic can help you build a funnel, but of course you have to be willing to put a little bit of capital in.

So the traffic going by my house has increased at least 10 times.  

Not even just the house, but less traffic, less chaos, and more of a yard.

The drive is an hour and a half... but it's in high traffic areas and it always feels like a one-day commitment to go down and visit.

I feel that it's only fair to let other people know Oklahoma has potential.I feel like Tulsa has very similar vibes to Austin in a lot of aspects, just without the insane prices and traffic.
