I also see that in many national guru videos about Texas. 

Take your time, take photos and videos of everything, and use the chance to connect with the seller or broker.

At $500/pop that can get expensive.I have done videos in the past showing that investing in a fund collecting interest only and leaving your principal in the fund pays significantly more over time - but with a note you could get a payoff (which if bought for discount is great).

That could be used to put down the 15% down on the new purchase using DSCR.You could also do a "subject to" contract if you want more info I would look up "Pace Morby's" info or videos on Ytube.

It sounds like your off to the right start -- but watching some videos and doing some research -- keep doing that.

I've done tons of reading and watching videos on Youtube that give very in depth information so I do feel comfortable tackling this deal, but would love some advice as I go through the steps or just someone to come back to for next steps mentorship. 

It is a very high cost of living and my landlord has been renting out the triplex for a little below market value for the past few years, however he is going to be selling the property ( all three units)  (This area is considered very nice and "shouldn't" depreciate in value. )I have been trying to deep dive into bigger pockets, reading bigger pocket books, watching videos but  a lot of the resources talk about multi-family properties as purely renting out all units and not actually living in one of the units. 

They don't have payments either and when their car or motorbike needs something,  their first action is to get out their own tools and pull up a YT video.
