At least to start with.I would also be sure to stay only within one state to start with, as market conditions and lending laws vary enough to get you into big trouble if you don't stay within the laws.If you use a broker, you won't have to market for borrowers, and can make these deals more hands off like they are supposed to be.

Starting next year, we will start paying more in depreciation expense than if we just left it at the SL Depreciation schedule, which is normally what happens I suppose later in the depreciation life for cost seg.

I suppose a prepayment penalty could be setup which would result in basically the same thing as I propose, in other words, a normal mortgage with a lower interest rate/market price/down payment, with a very large pre-payment penalty (starting as equal to the amount of interest owed over 30 years) that would slowly go down as the mortgage amortized.

This is where things became confusing: The title company answered a couple days later that they could not cut a check to the IRS, and that the accounting firm was supposed to cash the check and write another to the IRS themselves.
