I always find it espeally interesting when he uses houses that have not sold for a "case study".   

If there were a serious insurance claim, god forbid human injury or loss of life, and they do the same research discovering the non-conforming construction of habitable space, why would they bail you out?

get a copy of the agreement used by agents in your area and merge it with wholesaling agreements you can discover on Jerry Norton's site.

I realize this post is 2 years old but someone may have the same question.I use Microsoft One Note for Desktops, it's free and stores your notes in notebooks with tags that are easily searchable for reference later.I have notebooks for Note Investing, Real Estate Investing, Information Technology, and Digital Marketing.Usually, something that I'm studying falls into one of those categories and each notebook has subcategories. 

When the tenants moved out, he discovered they had utterly trashed the place and the cost to bring it back to market standard (and thereby get a more desirable tenant) was beyond him. 

Ok but I am not talking about by defaulting, the scenario is if the Due-on_sale Clause is triggered because they discovered the sale.
