What are the main lending struggles and/or questions you have?

Hi Folks,I am seriously struggling to find any lenders that will cash-out refinance a mixed use property. 

But, I’m struggling to land a deal, mostly because most deals are pushing thresholds on all metrics (e.g. 1%rule, CapRate >7%, DSCR =>1.25, etc.).

Mid-construction has some struggles with many lenders in our current capital markets, though there are options! 

They are struggling to keep up with demand.If anything has changed, the days of investors performing cosmetic rehabs for quick $100k profits are behind us.

You can't be an REI in today's environment if that's your struggle, as appetizing as it sounds to be one it's just not practical.  

Though I'm struggling with understanding the contract that I'll be signing that gives me legal ownership of the house.

I've struggled to find deals where a positive cash-on-cash return would be possible or even breakeven.Expert advice neededI am curious to hear from other investors what types of house hacking strategies has worked in Hawaii (or similar markets). 

The struggle here was financing the purchase through the llc because of the way the llc we've been filing with losses and had to adjust certain things last minute to make the funding work.

Recently they replace water tank, furnace issues , etc and I never have to struggle on getting service or be at the property during service.
