There best move would be to put the property in a trust and not sell it until after the current homeowner passes away as that may allow the daughter to get a step up and then sell.Also, seller financing does not always net the highest price - and there is the issue of the seller having now to hope a loan does not go into default.

I guess the next step would be to find lenders in my area that offer these types of loans.

Any thoughts, suggestions, or referrals on what first step to take are appreciated. 

Preferreds are typically one step above equity. 

Still doing some digging, but if the neighborhood and city will allow it then will take the next step and see if the cost of these additional services would negate the value of splitting the property up or not. 

I ended up taking it off the market to decide my next step. 

It makes the dialogue more between the two members rather than with the whole membership (unless you take extra steps to click on every triangle).
