We do complete kitchen and bath renovations and re-designs often down to the studs which far exceeds a typical turnover renovation where you'd maybe do minor repairs, paint and lay floor.I think I could probably manage 200+ units using Buildium property management software (or some other full featured app) without breaking a sweat.

There are software programs that allow you to download the text messages if needed.

I know our Paychex program has a background check company we use.I guess you could run your prospective employess thru your property management software like a tenant...

Lastly, what is your recommended self managing software for leasing/screening, maintenance, etc? 

Trying to determine if it’s worth the time and money for the PMS software to help sync calendars and use their automated messaging.

On top of using softwares like AirDNA, it would be a good idea to look into actual listings in the area and check their occupancy rates

Both of those criteria should be searchable to some extent via software/apps like Propstream.
