I'm currently looking for my first deal so It's hard to imagine what to put in credibility packet when all the skills I have are not real estate related.I guess what I'm asking is how do you make people like lenders and other investors believe in you as much as you do?

I recommend that bidders should always approach any skillful & responsible conversation with the assumption that listing agents know what the buyer needs to know, and more times than not they do.

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy.I hope this helps and good luck on your real estate journey!

If someone can find a free mentor, they trust, that has capital and success, they by all means that is the way to go.Providing free mentorship seems to be by a limited number of people, if the requests and notable lack of response means anything on Bigger Pockets.And why should we expect successful, skilled people to give up their time for "investors" who show a 95% failure and drop out rate?

I have 2 boys and 2 girls.The girls are ideal money mangers and completely suited to managing properties and tenants whereas the guys are poor money managers and different very skill sets.

I even turned off the hot water tank to save money (until my then-girlfriend, now wife, convinced me to turn it back on)—all to use these savings as my launching pad of capital to get into buying income-producing real estate and starting a business.Fast forward to today, the foundational skills and inspiring stories I absorbed from the BP podcast have given me the confidence to take action and believe in myself, significantly advancing my investment career.

I'm assuming this mostly depends on the quality of the GC and his communication skills etc.
