These are just Marketing ploys to try and get you to sign up for a program and the odds of being successful are pretty much zero.

I would just mention one possible benefit - if you are investing with an SDIRA account, there is usually a delay in processing the investment as you have to go through their process and have the custodian sign the investment packet on your behalf.

Create a note for yourself (even sign and date it) stating that you are changing the criteria, what you are changing it from/to, and the date you are changing it.

A good agent will vet the buyer and their agent before you sign a contract and they'll shoo away ridiculous requests before they get to you.

You might have to get a parent sign off but most places let you work as young as 13 or 14 with parental consent. 

Had them sign leases and got security deposits.

Wholesalers are not legitimate agents, so they're not going to have a contract to sign with you or even know how to fill one out.
