Hey @Ignatius Okeke one thing to consider is partner up with someone who is a wholesaler or at least has access to these tools.

I'd like to pick a good platform and keep everything under one roof - not need multiple tools. 

But, for the best potential tenant pool, I would suggest looking to invest in neighborhoods in close proximity to hospitals, colleges, local markets, easy commute, provide sense of safety etc.
