I typically put it in the bedrooms as well, and get a cheap area rug if they ask about carpet or seem worried about cold floors. 

I checked with local contractors, and to fix this messy rug job would put a hole in my wallet costing around $300. 

I've thought of finishing the hardwood and then putting a rug that can be washed over it for tenants but that would essentially double the cost.

.), I always look under the carpet to see if the hardwood floors are intact (i.e no one has nailed plywood over them) and whether they can be refinished.I figure tenants (or buyers) can always use an area rug, or wear slippers, if they want something warmer underfoot.
