., I am not sure if the customary relationship is the same in Canada as in the US, but when you get into commercial listing in the US, typically the buyer is self represented and the broker is representing the seller.That being said, are you looking to buy or sell property?  

I always represent myself and that pays for the license each year with one transaction.

But essentially, you just need to ensure that you are not claiming to represent the seller and disclose on your contract that you hold an active license. 

The lender’s representative and I had spoken about 75% LTV all during  this scenario.Now yesterday, I was surprised with a lender estimate that was at 70% LTV.

“Do It Yourself” renovations may not represent more than 10% of the “as completed” value of the property.
