If you have a stable asset, predictable returns, and a lease structure that’s well-known and well-documented, a regular market valuation might make sense.

This way some hold outs can't bring the government to a screeching halt.

It appears to hold much year round potential with the right tactics and tools.

Investment Info:Single-family residence buy & hold investment.

The industrial buy and hold buyers have virtually dried up in San Diego.  

I question the underwriting that shows this to be worth holding.  

I’m in northern New Hampshire where we regularly get to -20 degrees during January and February.

While that may be good for the 10% pref investors, you may have been better off holding another year and getting another 7%.Related to this, I generally don't like preferred returns as a passive investor. 

I learned the drywall was cracking in October, but I'm not local to it so I wasn't checking it regularly.   

While I understand appreciation isn’t something I should necessarily bank on, but I am looking to hold for the long term and eventually relocate to the FL.
