When you say you found a few markets that cash flow well, are you talking about bigger macro-markets (like big cities) or random small markets outside of the big ones?

Personally, I don't like the idea of random people potentially having keys, but I'm OCD about security and key control (most people aren't).One potential option going forward is kwikset smartkey, which can be easily be rekeyed yourself between tenants. 

I agree with Alex in that appraisal appeals are almost impossible as these appraisers are protected by third party Appraisal Management Companies that came with Dodd/Frank in 2010, meaning the appraisers are randomly assigned and cannot have contact with the borrowers. 

It seems random to me.

You can loose a year of cashflow very quickly to unexpected roof repairs, furnace or air conditioning replacements or even exterior painting for a random C of O inspection or a shocker come tax time.

Then if I look back through some of their history many times a lot of the posts are just random jokes/banter or saying "I agree."
