Hi, Yes, I recently made an offer on a property and proposed sub-to and was met with strong hesitation.

This is calculated as your total overall monthly obligations including your proposed housing payment divided by your gross monthly income.

There was also some recent legislation in Colorado that does not allow any Title companies to be involved with a sub-to transaction that involves an FHA or VA loan.  

My proposal was if I call out a mold inspection guy to come out, and they find nothing, we would split the cost of inspection 50/50.

The leases are time tested, have evolved with local state legislation over the years.
