Comb your financials and produce your best number.

If I was confident one way or another I would place my investing "bets" accordingly, but for now I make decisions based on where the data and trends suggest the most reliable chance of producing a return. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return.5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

UPDATE: Case settled, tenant won $115,000 without producing any evidence or ailments.

When a management company takes on an account that account must be a profit producing account.

Congrats on your residential portfolio.In my opinion, tapping that much into your portfolio is risky for me because you are speculating on an empty building not producing income with a long-term tenant.

These would esquire you to spend 5-10x more time on the rentals,  and what if they produce the same or less income after you go out and buy all the furniture and start paying all the utilities.

Would be interesting to see the actual numbers that those listings produce relative to the input.
