I need a real estate investment option that is going to work with my lifestyle and that means that while I have time to continually dedicate to my real estate investments, I certainly dont have the time to make it a major priority in my schedule on an ongoing basis.The problem as I see it is this:  Maximize returns through BRRRing or go the simpler (but certainly not passive) strategy of turnkey.BRRR strategy:BRRRing means building a  team and managing a rehab project.

And the tenant who I think her parents are living in the home actually just moved in, so I will inquire with her about this and handle it the same (if so).Good point @Karen S. in regard to "elderly sewer system" - so this will be one of my justifications as to why extra people create a problem, as these units are over 40 years old.I've now created an email template used for all inquires about our vacant properties, and it highlights certain lease provisions, one of which is...- NO ADULTS who are not signers on the Lease may live in the home.

we have it bad here in Portland.. homeless camp out every where.we don't have what your describing breaking into vacant homes because we don't have vacant homes we don't have any ghetto type settings.. so these folks will just camp in anyplace they can find many times right by million dollar homes.. its a problem. as nothing in our inner city sells for much less than 600k a door..
