Having read extensively on the subject and listened to numerous podcasts, I'm excited to get started.

@James Wise I was just listening to your podcast in my car and I was thinking "ah man, he didn't welcome me!

I recently heard an episode on the rookie podcast about a couple that does rent to own.  

When I'm not listening to podcasts or doing something business related, I am usually outside, dancing, or learning how to make some tasty new food! 

They were pretty basic and anyone that's listed to 5 BiggerPockets podcasts will be more informed than the info they're presenting.Fast forward to this afternoon.

I just did a podcast where we discussed this and how people are in for rude awakenings when its takes 3x as long and costs 2x as much to renovate from afar if you are not there on an almost daily basis.

AS far as mindset, I would read MIndset by Carol Dweck, Steven Covey's Seven Habits and for negotiation Chris Voss Never Split The Difference.Look up podcasts of investors who are investing in the niche you want to invest inGino
