The post office has been at this location for 80 years and all of the residents need to pick up their mail from the Post Office, there is no delivery. 

But as a matter of policy, I just tell everyone that actually applied (that I didn't pick) that I rented the apartment to "another qualified candidate".

But... the market is very, very tough right now, and what I tell everyone in your position is: if you're serious about it, you have to pick a market, go to it in person, and be willing to spend time in it in person, building a network and getting to know it.

As long as the tenant receives it and signs a copy, you should be good.Certified Mail works because the Courts accept this as delivered even if the tenant never picks it up.

From a fellow newbie.I work a 9-5 as well and plan on keeping my hospital job (Luckily, I am only part-time at this job but have the option to pick-up extra shifts or take extra call 📟). 

So as to not seem biased and to be fair one REIA may appeal to you and your needs more then mine so my pick for the last many years may not be your pick.
