Video tours and photos look very different from seeing the properties and areas in person. 

So this got me thinking about my portfolio and I came up with two immediate strategies to improve both my CoC return and my cash flow with just a nominal cash outlay.

.- Rental Agreements - You'll need guests to sign rental agreements and upload a photo of their ID. 

I do have professional photos as well.

Moving forward--have full photo documentation of the damages and estimates to repair, and have the manager tell the tenants if they cannot pay in full or with weekly payments, (scheduled to be paid off in full BEFORE the last month of the lease) the management company will move forward with legal action.  

I was looking at buying an autographed photo of the old Mike Tyson's Punch Out video game, and now every random webpage I look at is blasting me with ads centered around that one particular photo trying to get me to finally buy it.
