But I suppose if a tenant's agent calls and wants to do the showing then I'd let them do it (at the risk of having to pay them if we lease).I think all the rental houses on my block are owned by "professional" landlords that outsource everything to property managers and real estate agents.

@Chris SeveneyThe way I  am thinking about it is…It is valued at 90k market value in market condition… It needs about 20k~25k in rehab (if the work was outsourced).

Depending on the property size, R&M may be handled entirely in house, fully outsourced, or a combination of the two.

Since you're planning to have 1000 units, are you going to outsource the property management component to a third party? 

So basically my answer is to put in place a system that will outsource the solution to the problem rather than trying to solve it yourself.  

It can't cost that much to outsource everything.... 

I love the idea of outsourcing my business and sincerely want to help people improve the outsourcing process while picking up new tips and tricks from various VAs.

If you can afford to hire people to handwrite letters and put up bandit signs go for it but that is not something I would outsource right from the get-go.

Do you have anything you do or did that works and you were able to outsource? 

I keep my figures set in a way where if I were to outsource everything, I could still afford it.
