It is important to have all prospective tenants complete the same process (submit application and application fee, provide proof of income, consent to thorough credit/criminal screening, etc) If you have a gut doubt about an applicant, chances are their application/screening will highlight something concrete that you can deny their tenancy (bad credit, insufficient income, criminal record, etc.)

In at least a few jurisdictions, case law exists that require a showing by the Secured Party that such a sale encumbers their interest, and the mere existence of the secured interest is insufficient to justify enforcement.As always, Lenders should consult local attorneys prior to putting clauses in their contract.

I haven't pulled the plug on them yet, but I have another tenants scheduled to make a payment soon and will be stopping that if this isn't sorted out quickly.What I understand is that the old bank has arbitrarily set a number or formula for the amount of reserves that erentpayment must keep with them after closing their accounts to cover any insufficient fund notices or disputes that come through.
