Needless to say, I am very unhappy with ListSource/Corelogic over this data dump (pun intended).  

If you feel uneasy about asking her to move without "giving her a chance" to clean up her act (no pun intended, okay, maybe a small pun intended,) just include a new pet specific clause in the new lease she would have to sign to remain in the apartment beyond the current lease. 

As long as it's not the previous renter/owner, I'd say you're playing on house (pun intended) money.

one caused a water leak that the tenant completely ignored, and I didn't find out about either toilet until the move out inspection.I like the idea of adding "stability bars" where possible to ease the load a toilet can take (sorry for the pun.. just had to)..

I also started with the VA, and it's a great vehicle (pardon the pun) to get started. 

If the tenant is reasonable and this is the only item at issue then I would spring for a shower rod (pun intended).

I can certainly see that in the event property values crash, having cash on hand will be handy (pun intended) to acquire more properties.
